Millions of homeowners know exactly
what I'm talking about. You're trying to sell your home, but
it just doesn't seem to be attracting any real interest from
buyers.
Having your house sit on the market for months and months
can leave you wondering what you can do to get someone to
sign on the dotted line.
- Should you take it off the market
for awhile?
- Should you lower your price?
- Should you list it with another
broker?
- Should you fix it up and then
relist it at a higher price?
- Should you fix it up and leave it
at the same price?
Your choices are numerous, but how
effective would each of them be?
Every home selling situation is different, of course, but
here are some of the ideas I use if a home I'm trying to
sell just won't move. One of the problems with having a home
for sale for a long time is that it gets "stale." That means
that homeowners who are looking may see it once and then, a
few months later, see that it's still on the market and
wonder what's wrong with it. There may be nothing at all
wrong with it, but since it didn't sell, the perception is
that something must be wrong or it wouldn't still be in the
MLS book.
Having such a house that won't sell also attracts people who
will want to give you a low-ball offer. They figure that
after all that time, you must be getting desperate, so they
think maybe they can steal your house.
My recommendation is to list your home for a shorter period
than the six to nine months that most agents suggest.
Instead, list for three or four months, and if the home
doesn't sell, relist with another broker. That way, the
listing will show up in the MLS book with a new photo, a new
description, and a new agent's name. It will have a
freshness to it that you couldn't attain by relisting with
the same brokerage.
Another thing you can do in between listings is to really go
through the house and give it a thorough cleaning and
touch-up. You don't have to spend a lot of money, but you do
want to give the home a new feel of freshness and vitality.
Then go ahead and relist. It will be as if it was a new
listing, since it's been upgraded. That may just do the
trick.
